Frequently Asked Questions
I have to renovate my house. Should I restump it first or do it later?
If your home has uneven floors, damaged stumps or signs of foundation movement, it is always best to complete restumping before starting any renovations. Renovating before addressing structural issues can lead to cracked plaster, misaligned cabinetry, and other costly damage once the house is levelled. By fixing the foundations first, you create a stable base for all future renovation work and avoid the risk of having to redo completed finishes.
Can I stay living in my house while the work is being done?
In most cases, yes. Many restumping and floor levelling projects can be completed while you remain in your home. There may be some noise and vibration during the work, and access to certain areas may be temporarily restricted. For larger or more complex projects, we will let you know in advance if temporary alternative arrangements are recommended.
How long does it take?
The timeframe depends on the size of your home, the extent of the damage and the type of repairs required. Smaller jobs may be completed in a few days, while larger projects can take one to two weeks or longer. After inspecting your property, we will provide a clear estimate of the expected timeframe so you know exactly what to expect.
Can I just do part of my house?
Yes. In some situations, only part of a home requires repair. If the affected area is isolated and the rest of the structure is stable, partial restumping or foundation repairs may be a practical and cost-effective option. During our inspection, we will advise whether repairing part of the house is appropriate or whether a more comprehensive solution is recommended.
How long will the job last?
When completed correctly using quality materials, restumping and foundation repairs are designed to last for decades. The lifespan of the work depends on the materials used, soil conditions and ongoing maintenance, but our goal is always to provide durable, long-term solutions that protect your home for many years to come.
What are the signs that my house needs restumping?
Common warning signs include:
• Sloping or uneven floors
• Cracks in walls or ceilings
• Doors and windows that stick
• Gaps around skirting boards
• Bouncy or squeaky floors
• Visible movement in stumps or foundations
If you notice any of these issues, it’s a good idea to arrange an inspection before the problem worsens.
Do you provide free quotes?
Yes. Coalfields Piers offers free quotes and on-site inspections throughout the Hunter Valley and surrounding areas. We will assess your home, explain any structural issues we find and provide honest recommendations on the most suitable repair options.
Will restumping damage my walls or tiles?
Some minor cracking can occur as your home is re-levelled, particularly if the house has settled significantly over time. However, our team takes great care to lift and adjust the structure gradually to minimise movement and reduce the risk of damage. We will explain any potential risks before work begins.
